landlord breaks contract
if a landlord is trying to short sell the house 3 months into a 1 year lease while the tenants are still occupying the property what are the obligations or legal liability's that landlord has.

At this point, the landlord has not terminated your tenancy, or attempted to, and has not changed the terms of your lease. Essentially, he has done absolutely nothing wrong. The landlord has every right to sell the property while you are still under the terms of the lease - it is legally irrelevant to you who owns the home during the course of your tenancy. The fact that he is trying to short-sell it is completely irrelevant to your tenancy. I'd suggest that you just keep paying your rent and enjoy living in the home.
