landlord got forclosed on and wont return security deposit

I had a one-year leaase with my landlord and nine months into the lease the house went into forclosure. The landlord and I verbally agreed to go to month to month lease so as I could relocate before the forclosure was final. After I moved out, the landlord wanted to keep a portion of my security deposit for items such as squeky hinges on cabinets, dust on top of ceiling fan blades, and cob webs in the trees outside. These trivial items lead me to believe that he has spent part of my security deposit and cannot return it to me. My main question is, since we verbally terminated the lease and he allowed me to move out, was the original one-year lease null and void? Secondly, why would a landlord keep my security deposit on a house that is going back to the bank anyway? It seem a waste of my time and his time. Is he within his rights to keep my deposit when I'm sure he will not spend it on a house that will not be his in a few months?

he cannot keep the deposit. take him to small claims court.
