Landlord rights regarding tenants destruction of rental property
I have a rental behind my home; the tenant has become hostile due to a rent increase to accomodate the increased utilities (utilities are included in the rent); the tenant is becoming violent, threatening, performing destructive acts to the rental property, not to mention being very abusive (verbally); please e-mail me back with a solution as to what I can do to rectify this situation; I know that I can begin the eviction process, however, the tenant is rapidly becoming worse and time is of the essence here. What can I do about getting this tenant out before he does something extreme to the rental property or even myself? The tenant was informed of the rental increase at least 30 days in advance and has refused to pay the increased amount until the current month and now that I have forced him to pay the increased amount he has become hostile, as explained above. Please respond at your earliest convenience with answers as to how to go about terminating this agreement in a legal but prompt manner. Thank you.

Unfortunately, the only way to terminate your relationship with this tenant is to begin the eviction process. You should immediately seek the services of an experienced attorney to handle this matter for you.
In addition, you should not hesitate to immediately call the local authorities (i.e., the police) in the event this person in any way indicates that you may be in danger of personal injury.
