Landlord rights
My wife owns a house in another city.she had it rented for 8 years and the renters did not take care of it. after she had them evicted she had to rebuild the kitchen,bathroom,and livingroom.the problem is my sister ask if she could rent the house and she would pay the 950 rent and help clean and paint.now she says she can't afford the rent whitch is due on the first of each mo.so we gave her till the 15 to move and she agreed to this we never made her a rental agreement for this because we had not finished all the repairs so they lived for the first month and we did not charge her rent.the rental agreement was to be made when all the repairs were made but she never finished painting and cleaning the house as agreed by her. my question is can we remove them for trespassing since they do not want to pay the rent.

My sympathies. Because your sister had permission to move in the correct way to remove her is an unlawful detainer action. I'd ask her kindly to move out first, because you don't want to serve and prosecute an unlawful detainer against your sister. If she refuses, she must be served with the correct notices.
