Legal Question in Real Estate Law in California

Landlord is selling property, is my lease still valid?

I live in an ''in law'' cottage behind the main house. I just renewed my lease. It is not up until July 2003. My landlord just informed me he is selling his house/property. Is my lease still valid with the new owners or can they evict me and/or raise my rent?

The lease must be honored by the new owner, unless there is a clause in your lease stating that the lease is terminated upon sale of the property.

Check the lease--the new owner must take the property subject to your tenancy unless the lease says otherwise. Another thing to check is whether renting the "in law" house is legal in your city--if not, then the new owner may try to remove you on that basis.
