Legal Question in Real Estate Law in California

Landlord & Tenant Dispute

I have just moved from a 2 bedroom into a 3 bedroom apartment owned by the same landlord. He has $600 security deposit from the 2 bedroom and I just gave him $1100 security for the 3 bedroom. It seems he is trying to nit pick at the condition we left the 2 bedroom to keep most of my security. I left the apartment spotless, we spackled any holes that we left, I cleaned all the cabinents, oven, floors, mini blinds, and vacuumed throughly. We have agreed to sand the spackle and clean up afterwards. What can I do legally to get back most of my deposit? He just recently kept the previous tenants total deposit after she had lived there 12 years.

Normally I would recommend small claims court; however, in your case, he still is your landlord and suing him will almost certainly make your future unpleasant.
