Landlord terminates lease to repair hot water heater failure

My landlords want to evict me from a one year lease so they can repair an area of floor and sheetrock damaged by a leaking hot water heater. The damage occured sometime during my absence on a 6-day trip.

Contractors discovered a mold that could be harmful, then cleaned/decontaminated the area and dried it out.

The landlord wants me out during repairs, gave me a 3-day notice (which I refused to comply with) and is now offering $500 to move and quit the lease.

I want landlord to reduce rent and make repairs without my having to leave. My offered compromise was to move only temporarily and receive 2-days rent credit for each day I had to be out. This was to compensate me for the move costs and time without use of the property. Who is right? What is fair? Help.

there is no rule, it is whatever the market will bear.
