Landlord wrongly accuses me of living with boyfriend... help!

I've lived in my apartment for nearly four years without incident. I travel to Europe 7-10 times annually 1-3 weeks at any given time. My boyfriend and sister take turns feeding my cat while I'm gone. I've advised my landlord about my ''Catsitters'' and I�ve instructed them park in my parking space because I park my car near the airport. In the past, my landlord has made ethnic comments about my boyfriend... he just doesn't like him. My landlord claims to be from Spain and looks down on my boyfriend who is educated, with Mexican-Jewish ancestry. Recently, the landlord accused me of living with my boyfriend because I had him answer the phone while I was in the restroom. My boyfriend does not live with me, but we hang out at each other's apartments on occasion as most people who are dating do. Nontheless, my landlord continues to believe I live with someone and has threatened to evict. My lease indicates that I need to pay $100 whenever I have guests that stay over 15 days monthly. In order to appease to the landlord, I offered to pay him the $100 stipulated in our month-to-month agreement but he refused to take the money and continued to threaten me with eviction. How to handle?
