new lanlords
I have a one year lease which is about to expire. The landlords that I leased from have left california and new lanlords have moved in. The apt complex I live in is in excess of 35 years old, some of the appliances are 25 to 30 years old. When I do my final walkthrough inspection with the new landlords how can they find descrepancies with the apartment if they were not there when I did my initial walkthrough prior to moving in. The new landlords have never inspected the apartment.
I did my laundry at the apt complex and the laundry was stolen, there is no lock on the door to the laundry room and easy acces to it is from the street.
Are the owners responsible for any of my losses, I have a 2 year old and am unable to stay with the laundry while it is being washed because it is cold in the laundry room.

The new landlords are not going to have any information on how the apartments looked like when you moved in. So they'll claim the maximum of the damage/wear and tear is due to you. That's the worse that you can expect and may be what happens. Always take pictures when you move in, and always take pictures when you move out. Dress your two year old in warm cloths and stay and watch your laundry. Do your wash on the short cycle unless you our your roommate mine for coal. Take the cloths out of the dryer a little damp and hang/fold it up when you are back in your apartment. Your kid will love the sound of the machines and all the activity of being with Mommy.
