Law on real estate (house) rental with a pool.

What are the laws, specifically around homeowner liability, when renting a single family residence with a pool?

Picture this, you occupy the housing and you own it. Your child falls in the pool and drowns. You would not to yourself. A friend's child falls in the pool and drowns. You get sued. My advice, make sure all of the local code regulations for safety for children, as well as stupid adults, are in place. Fencing, proper placement, safety devices, etc. additionally, make sure you insure the hell out of this in case there is a problem. They would have to prove that you are negligent and have failed to take all the proper precautions that a normal person would take. But the motion to the situation doesn't stop the lawsuit and no one can ever predict what will happen in court. There could be consequences in case of a problem to make sure that the problem is not yours.
