lease agreement valid?

i have 4 roomates. we are due to renew our lease agreement. all 4 names are listed on the contract but only 3 people signed. is the contract still valid?

Probably. The general rule of contract interpretation is that all persons who sign are bound upon signing would make the fourth signature unnecessary, and the fourth person similarly has no rights under the lease or contract.

I'd hasten to add that this is just a principle of interpretation, not a hard and fast rule, and if the contract (or lease) says explicitly that it becomes valid when the last party signs, or if that condition can be inferred from the other terms of the lease or contract, the result would be different.
