Legal Question in Real Estate Law in California

Our lease says it began on June 15th 2012, for a period of 12 months and expires on July 30th 2012(incorrect date was written). We agreed to a 12 month lease, but our landlord is telling us we need to stay until July 30th, which is beyond 12 months. Are we obligated to stay?

The issue isn't whether you are obligated to stay, anyone could breach a lease agreement if they realize that they may have to pay damages for the amount of time it takes the landlord to find new tenants. The issue is whether your lease has expired and whether you have given proper notice.

It appears to me that you have a meeting of the minds problem in the lease agreement. Your dates are a little confusing, because it is currently 2013. It appears that the dates are written in error, and cannot be controlling. In this particular situation, a court will look at all the terms of the lease, and attempt to read them in harmony. But I cannot tell from what you have posted if you really had a 12 month lease, or when you moved in.
