Lease Extension / End of Lease

My husband, my sister and myself had a lease agreement with an apartment club for a one year term 8/31/00-8/31/01. During the month of July, there was another one year extension drawn up and we were asked to sign it. Only my husband and I signed this document and our third party did not. By the time August 1, 2001 came around, our third party decided she was not longer going to live with us, making us unable to afford the rent. So, on August 1, 2001 a letter was hand delivered to the apartment's management (which they have in our file) that stated our intent to end our contract as of August 31, 2001. I was verbally told at this time, there were no problems with this and we could move as planned without penalties. The apartment's management is now saying that we owe them for breaking a contract. Was the extension contract legally binding considering only two of the three parties mentioned had signed this?

It's legally binding on the parties that signed it. It may also be binding on anyone who benefitted, even though they did not sign.
