Legal Question in Real Estate Law in California

Two leases for one house rental

We rented a house and signed a year's lease with a property management company. We subsequently signed two more yearly leases with company for same house. The owner of the house decided to quit Prot. Mngmnt. Co. two months into third year lease. We signed a year lease directly with owner. Owner verbally told us that house would not be sold until we were ready to move out. We gave year we would move. This was told to us four times. Now the owner has decided to sell and real estate people coming through without any notice. We have a signed lease with the property management company for a shorter period of time than with the owner. We want to move due to harrassment by owner. Which lease is valid? There is no wording in the owner's lease that their lease supersedes the Prot. management company's lease. Which lease should we follow?

Re: Two leases for one house rental

The owner is violating your right to quiet enjoyment. Tell him that he many not send anyone to look at the house without 24 hours notice, and that you are there when they come through.

Tell him that if he persists, you will consider it a breach of the lease agreement, and you will move. Therefore, it does not matter which lease agreement is valid.
