Leasing of Commerical Property
Have recently inherited commicial property in Brawley Ca. in new develeopment area. Need advice, help, etc on how to lease land to 3 net leasing rather than selling. How to proceed or find someone to help with contacting right people, etc. Think You--name removed--Porter, President of Porter Farms LLC.

This is more a marketing question than a legal question. You should consider the following choices: (1) Work with an experienced commercial real estate firm; (2) Create a partnership with a commercial real estate developer (you will absolutely need an experienced attorney here); (3) Market the location yourself through on-premise signs and ads.
A triple net lease is simply one form of leasing the property. The agreement can be created by an experienced attorney and in some cases by an experienced commercial real estate agent. Do not use an agreement without review by your attorney which is supplied by the lessee's agent/attorney.

First goal it appears to you were quite naive in certain ways applicable to the leasing in dealing with real property even though you are president of what appears to be an LLC. I am quite concerned over this. Don't you have a real attorney already. Part of what your asking is a marketing type of question for you need a good real estate broker to help with the leasing of the property. Partisan preparation of the legal agreement. A triple net lease is just one form of police applicable to who cares what costs in the leasing of the property. Would you really need is to find a real estate expert/attorney who can give you a quick basic course in what you should know but not practice. Do not do anything without the advice of a good attorney. It's pay now or pay much more later without the guarantee that what you have screwed up can be cured.
