Leaving the house before the expiry date of the lease contract

I had a 1year lease contract with a room-mate.

He left the house before

the expiry date of the contract.We found a new

roommate and I subscribed a new 1year lease contract with

him. Now I want to leave the house but the manager

(not the owner) told me that i could but i would be responsible

of the house and everything,until the expiry date

of the contract,

even if a new person could come in and subscribe a new

contract with my new room-mate.1q.:

should i be responsible for others,

even if they subscribe a new contract?

2q.: is this fair or not, legally?

With my ex roommate everything

was right, and now that i want

to do the same thing i can't!

A lot will depend on the terms of the lease. If you can find someone else to enter into a new lease with the owner, and he agrees that they are credit worthy, and executes a new lease with them, then you can be relieved. At that point, you would not be sub-leasing (which is what you may have effectively done before).

Tell the owner that you want to find someone whom he will approve to take over full responsibility for the lease.
