Legal Question in Real Estate Law in California

Legal Obligations on New Construction

We bought land and have a deed for that and have now built a house on it. We did not have a construction loan and served as our own general contractor and want to know how we get title covering the house. We are paying property taxes on it. Do we have any other legal obligations?

Re: Legal Obligations on New Construction

The deed (or more accurately, the record title) to real property includes both the land and all improvements. Buildings become part of the real property.

If you have obtained building permits and have notified the city or county of completion and obtained an occupancy permit, the assessor and tax collector will have all the information they need.

About the only other thing I can think of is that you might want to check your insurance coverages, both homeowners' and maybe title insurance as you now have a bigger asset to protect.

Mr. Whipple has covered this.

I second his opinion that you be sure you have sufficient homeowner's insurance.
