Is there a way to legally terminate a real estate sales contract part way through the 6 months time period and not be obligated to the clause that provides a commission to the broker for an additional 90 day period?

You mean a listing agreement? You want to terminate the listing agreement and then stiff your broker? There is no legal way to do this, and you can get sued if the broker finds out you entered into a subsequent purchase and sale agreement with a prospective buyer they have found you.

Actually it is really easy to legally terminate a listing agreement if you have just cause. You can even do it without just cause if you don't mind being sued as Mr. Roach points out will happen.
