liable for maint ladder left at Estate Sale?

Selling our parent's big home in other state-OKlahoma.

Just had the Estate Sale & I was there for it. After sale, the realtor's painter came for his ladder. He nor our realtor told us his ladder was there. Evrything sold. He wants $200 for that ladder.We close tomorrow -our realtor added the $200 to repair costs on title doc. Can we sell the home & deal w/his ''ladder'' separate? Are we liable for his ladder he left in bkyard & didnt tell anyone-yet knew we had an Est Sale that wkend?

I assume you mean that your realtor added it on so that you have to pay for the ladder. The realtor is supposed t represent you, not their financial interest in opposition to you. I think the cost of the ladder is something the realtor has to work out separately from the closing with the painter and you should not have to pay anything. I assume the realtor was at the sale of all the items at the home and should have seen the ladder [there should have been a list made of all items that were to be sold and that should have been looked at when an item was sold; you should give back whatever the ladder was sold for].
