Littering & trespassing

Is there a law in CA about littering in a parking lot? I have a retail building in Cathedral City and a drive-in restaurant was built next door. Now I have cups, paper trash and food dumped in my parking lot from people who park in my lot to eat and are too lazy to properly dispose of their trash. Since they are not doing business with my tenants, just using precious few parking spaces, I feel they are also trespassing. Help!

Can you reach some kind of agreement to lease space to the restaurant for parking and/or garbage receptacles, and the restaurant agrees to collect the garbage regularly? Just a thought about being a good neighbor. You certainly can post signs in the lot and have cars towed if they're parked in your lot illegally. The restaurant should post a sign warning patrons not to park in your lot. Good luck.
