Legal Question in Real Estate Law in California

I live with a man for over near 20 years he is 66 yr old we never married and live in California. He doesn't want to married me because his kids. We bough a house together I am in the title but not in the loan. If he died before me his kids will being feasting me for this house or they will notify the bank that his dad pass away and bank will be wanted to me to solidad the loan. How can protect myself?
