I am living in mother's reverse mortgage home after she has died. What happens if I stay here?

As soon as the mortgagee finds out that your mother has died the property will be foreclosed and you will be evicted. If you can afford to pay off what she owed you might be able to reinstate the mortgage - in California this payoff amount will be on the NOTICE OF DEFAULT and by statute [Cal.Civ. Code section 2924b (e)] you will have up to five days before the sale date to reinstate.
If you are intending to pay the mortgagee bring the reverse mortgage to an attorney asap so that you can discern your rights and properly apply.
