Legal Question in Real Estate Law in California
LLC question
A house on our block is in peril.
This is a good thing.
The owner is missing (deliberatly- paid 100% fin. with loans then split) he hasn't paid mortgage or property tax, has worse case scenario people (probably family) squatting to hold down the fort, and is making it impossible for the lenders to reclaim the house for resale and the tenants actively blocked the sale when it went back on the market by refusing to let people view the home. So, here it sits, with awful people, drugs going in and out, fights, parties...the works.
This is of major concern to MANY households and businesses on this block.
The owner pops up once and a while to sign documents here and there but, the city is tailing him aggresively for backpay for repairs and fines he owes ($20,000!!)
We were told the owner could get an LLC to protect him somehow... what does that mean?

Re: LLC question
You and the other neighbors could put some pressure on the police to take action regarding parties, fights and drugs.
Re: LLC question
I have heard of cases where each of the neighbors sued simultaneously in small claims court for nuisance, each seeking the maximum. While skanky people have always had ways of skipping out on fines, judgments, and other debts, my best guess is that merely creating an LLC would not be a solution.
