Lost amenity

My fireplace is broken and unusable.

But my landlord won't pay to fix it.

How do I figure out how much to

deduct from my monthly rent?

Is $250 fair?

It is my understanding that the repair and deduct statute applies only repairs that go to habitability issues. A fireplace is not required for a home to be habitable.
