manufactured home title question

I need to know how I should proceed in a title problem. I've own a lot for 10 years and it's free and clear. I went into an oral partnership, on a manufactured home. My partner was to pay for home and completion, the receipt for home is in both names, and escrow reads tenents in comm/right of survivership. and does the title on manufactured home. after the home arrived, he split and got stung out on drugs, leaving me to finish the project. I am near getting ''signed off'' on foundation and completion. Will I be able to record my deed (combinding lot and home) even though he is on title? Can I exclude him, or change his amount of ownership, since I do not know his whereabouts and he defaulted his part of bargin?
