Minimal refund of the Security Deposite

- After 30days of notice, I went thru formal 'walk thru' on the property (Rental House) on Aug 1st'02 and that time owner singed 'a paper' indicating almost everything as alright except few stains on carpet & windows not clean.

- After 2 wks, he returned $147 out of $1500 deposite with receipts, indicating that he had replaced carpet, drapes, hauling some dead plants in backyard, planting new plants and services provided for all these.

- Question is 'should I take him to Small-Claim-Court'?

- What are my chances to win ?

Yes. Your chances of winning are very good. He is only entitled to deduct to repair damage which is beyond ordinary wear and tear. You are entitled to statutory penalties as well. Check the Civil Code.
