Legal Question in Real Estate Law in California
misrepresentation
We recently leased a single family home. We chose this home for the fireplace, yard, and 2 car garage. Since we moved in, all these features are unusable. The backyard is just mud (landlords promised to install grass prior to moving in). The fireplace has no flue & is full of rust & holes where you can see daylight. We're afraid to start a fire in it. Due to obstacles built into garage, you can only get 1 car in. Also, all the pipes are leaking (42 yr old home)Patio had to be torn up by landlords to replace some of the pipes. They still haven't closed the 2' deep holes. Landlords came in without notice when we weren't home to fix a leak on water heater. We are paying $1750/mo and are unable to use the very features we thought we were paying for. What should we do?

Getting them to make repairs is unlikely to succeed. it sounds like you may have grounds to cancel the lease.
