Legal Question in Real Estate Law in California

Missing person

I own a house with my fiance who had a pychotic event (mental disorder) on 8/8/99. The police picked him up and he was hospitalized at a psychiatric ward for 72 hours but was released after a hearing.

The doctors claim he needs treatment but because he was not a danger to society, to himeself and was not gravely disabled, the judge release him and he is back on the streets again. He informed me he does not want anything to do with his house, business or responsiblities. How do I protect our assets and how do I remove his name

from the deed? Is there a way to quit claim his name off the deed? HELP PLEASE.
