Getting a Mobile Home Title from the Lienholder
The quick and dirty of it.
My parents declared bankruptcy approx. 8 years ago, the mobile home they had was never repossed, gone after etc., and no further bills came. I have been living in it for 7 years. I now need to move and would like to get the title for it so I can sell it, or worse case scenario get out of there without it coming after me or my mother. My mother is the registered owner, but not legal owner on the title.
The company that held the lien is now out of business, but may have been bought out by another company and it doesn't show on the title search.
Any input on how I can get this title from whomever has it now? The mobile home needs a ton of work so I am not thinking that it would be disputed as it isn't the type of thing a bank or mortgage lender would want on the books.

It is almost a certainty that the assets of the company who went out of business now belong to some other entity. You don't say who the legal owner is, but you know it is not you--what makes you think that you would be able to obtain title? Your mother might have a claim, but you have no legal basis to acquire title. Who has been paying the registration on the unit all these years? On the plus side, without your being on title, registration or obligated on the lien, there is no basis to hold you liable for whatever is owed either; the worst case is that someone may expect you to pay rent if you remain. It does not matter how bad of shape the unit is in, it is worth something, so it is unlikely that someone is going to simply give it to you.
