Legal Question in Real Estate Law in California

my mom was grand deeded a home and several years later my sister had her grand deed it to her. my mom has a mental illness and is not capable of signing her rights away I would like to know if there's anything I can do legally about this

You need to speak in person with an attorney who handles elder abuse/ probate matters. It sounds like you mother would have to be conserved, and the issue of suing to set aside the deed needs to be discussed.
