Legal Question in Real Estate Law in California
I have taken a moment to look at all recorded documents regarding my home. I have just noticed that the substitution of trustee was recorded BEFORE the assignment of the deed of trust. Isn't this procedure supposed to be the other way around?

I don't think it matters much; one deals with the identity of the trustee; the other with the identity of the beneficiary. If the new beneficiary doesn't like the selection of trustee, it can always do another substitution.

Probably not. If you are trying to stop a foreclosure of you home, there are more effective ways to do it.
