What about month to month lease rent increases?

I am on a month to month lease apartment rental. The company sent me a notice on the 20th of April and said that I must choose a 6+ lease or my rent will be increased by 21% on the month to month lease starting May 1st. I contacted them to discuss the increase stating that they must give 60 days notice for more than 10% increase. They said they had the date wrong and since I am on a month to month lease they can change this at anytime once my lease is complete. My lease currently states that they are able to change the rent an the end of each month. Are they able to do this?

State law requires a 60 day notice for a rent increase for a rental increase of more than 10% and 30 days of 10% or less. While they can change the rent amount at the end of the month, they are still required to give statutory notice.
