Legal Question in Real Estate Law in California
Multiple leases in different states of USA.
My friend has an apartment leased out in Riverside, California. He has come to Oregon for 2 months for a work project and needs to enter into a joint-lease in an apartment with me for that period.Since he is going to return in 2 months, he intends to continue his lease on the apartment in California during this period.
Now, he has been informed that, in California, one person can have only one apt. leased at any given point of time. For one, I don't know if this is true, and even if it is, :-
1 Is it possible for him to enter into the lease in Oregon, while still maintaining the lease in California?
2 Will the action in question 1 adversely affect his tenency record the next time he intends to sign an apt. lease in California?

If such a law exists, which I doubt, it is really obscure and lots of otherwise law-abiding people are violating it without knowing it.
Voting fraud, creditor or police dodging and tax evasion are illegal and sometimes multiple residences are used for such purposes, but in my opinion as long as your purposes are honest there is no prohibition or restriction on multiple residences, whether owned, rented or some combination thereof.
It would be a good idea to let both landlords involved know what is going on, to avoid misdirected mail, misunderstandings over the reason for the apparent move-out, etc.

I'm not aware of any such law, and there shouldn't be problems, especially if everyone's aware of what's going on (he should let the California landlord know he's not "abandoning" his California apartment).
This should not affect his future tenancies, except that if the Oregon obligation continues, the California landlord would probably want to see sufficient income to cover all obligations.
