Legal Question in Real Estate Law in California

Non-permitted Space

I have an illegal garage conversion in Los Angeles. If I want to use it as a utility space (for my own personal use) is that illegal? What would happen if I get reported to the LA housing/building department?

Re: Non-permitted Space

Worst case scenario is that they could condemn this part of the structure. This is really more of a question for an engineer/architect than a lawyer. You could call your code enforcement department and tell them you want to legally permit this addition. They will want you to pay the permit fee, penalties, and maybe have an architect/engineer inspect to ensure the structure is habitable.

We can put you in touch with people if you are interested.

Don't overlook the possibility that you are required to have off-street parking and that the conversion takes away a required space - in which case, the city may refuse to allow any situation until off-street parking is restored as a part of the plan.
