Legal Question in Real Estate Law in California
I am a non-resident alien who will be going back home 2 months before the end of a 12-month fixed written lease in CA.
What options do I have to 'legally' break the lease besides talking with the landlord?

You don't have any options. Either you pay the rent, or you break the lease and still owe the rent unless the landlord can re-rent the unit. He is obligated to make commercially reasonable efforts to re-rent it.

Unless there are unusual circumstances, e.g., the landlord has breached the lease, there are none. A lease is pretty much an unconditional promise to pay rent.
