notice of lease termination by landlord
We have a tenant for 2 years. He is month to month. We want to give notice of termination. Are we required to give 30 or 60 days notice in California?

A two-year tenant gets 60 days notice currently. The legislature has been experimenting with this law for several years, but at the moment the 60 day version is in effect. You should also inquire locally regarding any rent-control related rules on termination notices.
