Do I have any obligation to an agent that showed me a property?

Do I have any obligation to an agent

that showed me a property? I have

not signed anything with this

agent/team like the exclusive buyers

rep. agreement. I am not satisfied

with

my agent/team as I have been trying

to get an

offer in for a week now, and the offer

still does not include all of my

contigencies. They keep sending back

offer drafts where they have left out

pages, contigencies and modified

such things like the offer price. I

would like to put an offer in on the

property they showed me but with

another agent that properly conducts

business.

Sounds like you don't, but be careful that in all your efforts to prepare and have presented an offer of your liking that you haven't signed something and forgotten it.
