Obligation to sell

I am selling a house with an old oven and am in escrow. To release the contingencies, the buyer has required that it be fixed. Am I obligated to fix it or can I negotiate that the oven be accepted ''as-is'' or walk away from the deal without penalty.

It depends on the contract. Usually, the buyer can request repairs, and the seller can do them or not. Then the buyer has the right to go ahead with the purchase or terminate the agreement. However, if there is a phrase in the contract that says appliances are to be in good working order, then you may be required to repair it.
