Legal Question in Real Estate Law in California

I am an owner of a beauty salon, my 10 year lease ended last july 31, 2010. Last friday I received an invoice from them asking me to pay $9,180.00 for my rental. I am paying $6, 120.00 so my rent increase 50%, is that legal, I tried to call them to ask, but they are not returning my call, I am going to pay my usual rent and probably get an answer that way

I wouldn't pay them anything until your dispute is resolved. That will get their attention. You should have been planning for this 6 months ago, what were you thinking?

It is legal for a landlord to request increased rent once a commercial lease for a fixed term expires. A 50 % increase may be bad economic policy in this current recession (where many strip malls in my area have empty storefronts) but it is not illegal.

If you pay them, you agree to the new rent. If you don't agree, you are going to have to look for a new, and more affordable location for your salon.
