Legal Question in Real Estate Law in California

Owner selling property

I am renting a house where the owner has sold the property. At the time, I was assured by both owners, new and old, that I didn't have to worry about moving out. My lease, which was on a monthly basis, carried over and it has just expired. The new owner has given me until september to vacate the premises even though I had a verbal agreement with him assuring me that I would not have to move out. I wish to know what are my rights?! Although he has given me this much notice to vacate, and included in the new lease that I am free to leave before the expected date (september), how shall i proceed? Do I have any legal ground to seek relocation assistance since once he assured me of not having to move, I have invested and thus moving would cause me great turmoil as i have lived here for five years. Can you help?
