Legal Question in Real Estate Law in California

Can third party real estate brag about property, even do she is not a real estate either side. Give information which not in the discluser.

I do not really understand your question. You need to give us more information. How is she a third party, what did she actually do, how did it hurt anyone, why was it wrong, etc.

Third parties can brag all they want, but when they begin to do things for which a broker's or salesperson's license is needed, they break the law. Such things could include soliciting buyers, negotiating deal terms, and the like.

So, for example, the seller's neighbor can say "That is a wonderful house" but if he says "Let me help you get it for less money" that begins to cross over the line.

I agree with Mr. Shers - we can't answer this question accuratley as there is not enough information. The worst thing to do is to give little informtion and rely on an answer that must guess as to what you are talking about.
