Legal Question in Real Estate Law in California

A power surge destroys a renters appliance. Who is liable for this. The reneter, land lord or utility. The surge was caused by a squirel that chewed through the line from the pole to the house.

The squirrel is responsible. There isn't a legal remedy for every harm; some things just happen. Everyone affected will have to bear their own losses.

The squirrel, of course. Your renters' insurance will pay for your damage, less your deductible. Since the squirrel will be difficult to serve with civil process, and its assets consist of but a few stored nuts, the insurance company will presumably forego attempts to pursue subrogation against the rodent.
