Pre Foreclosure Owners

We have been trying to find owner of an abandoned property in our neighborhood. The deed shows three people on it and we have found none of them. If we are able to find one of them can we make a deal with that one to repair/sell property?

If not, could we cure the loan in foreclosure for the found owner and then place a second lien against property and foreclose on it?

Is a 'quiet title action' useful to remove the two unfound owners and remove them from title after proper legal notifications?

Please advise us of our options to resolve this problem in our neighborhood.

The county assessor should have an address where the tax information is sent. This information is a public record and you should be be able to get it.

You also mentioned that the property is in foreclosure. If that is the case you may wish to purchase the property at the foreclosure sale. You would not need to, nor does it appear you would want to cure the default.

Purchasing property at a foreclosure sale can be risky. You take the property subject to all liens which are senior to the lien that is foreclosed.

You may also want to contact the city or county code enforcement department and report the situation to them. If the condition on the property creates a fire hazard the city or county will abate the problema and bill the owner for the cost of abating the problem.

There may also be other options available to you.
