Hi to everyone. On a preliminary report it reads, "Title to said estate or interest at the date hereof is vested in: My name, by Deed dated July 2, 2002". Does this information explain what my interest is in this property? Thankyou

No, because you still haven't said what "SAID estate or INTEREST" is vested.
You would have to look at the deed itself for more information, and even that would not really be an explanation; more of a 'stong indication' of your interest. Determining with reasonable certainty what someone's vested interest in a property really amounts to occasionally requires much broader vision than just reading one sentence of a title report or the granting clause of one deed. For example, did the grantor from whom you derived your claim of title himself have good title when he conveyed to you? If the title is defeasible, has one of the conditions causing defeasance occurred? Maybe 95%+ of the time reading the whole title report and any deed it mentions is sufficient to "explain" what is vested in one, but there are always those dang exceptions in unusual situations that require more investigation -- and, rarely, a quiet title suit -- to get the whole story.
