Legal Question in Real Estate Law in California

Previous Termine Damage Not Covered in Report

We recently puchased a home. After a few weeks of puttering around I discovered a number of places where there is significant terminte damage. The inspection report, which is now about 5 months old, makes no mention of the damage. Some of the damage may not have been noticed, but some it should have been, if they looked at all of the exposed wood.

Some of this damage was probably from before the house was fumigated about one and a half years ago, but I am not sure. My question is...Does the company that did the inspection have any responsibility to correct their report and do they [or the previous owner] have any responsiblity to make any needed repairs?

Re: Previous Termine Damage Not Covered in Report

You could potentially have a case against the inspection company or the previous owner for non-disclosure. It is very likely that they would have known about the damage since they did a previous fumigation, and they had a duty to disclose the damage!!
