Legal Question in Real Estate Law in California

What priority does a landlord's judgment have vs. my loan to someone?

What priority of payment would a small claims court judgment by a landlord against my friend have over his previous debts? He owes me $$ and another friend $$ as well (substantial amounts). Do we need to do anything to preserve our claims ahead of the landlord's ?. Also, could my friend (who is also my roommate) be forced to move to cheaper quarters(to pay his debt more quickly to the landlord) when I am dependent on him for his portion of the rent at our new place? Thank you

there is no priority

When it comes to collecting judgments there is no priority re the two types of debts you mentioned. Whoever gets their hands on the money first is the winner.
