can a non profit mobile home park hire a for profit property management company?

Yes - the management company's tax status has no effect on your own. Word of caution, as I do a lot of work with mobile home parks, park owners, resident conversion - first, find a management company familiar with resident-owned communities (I assume that is why you are a non-profit owner); second, be wary of property management companies who own and operate home dealerships. Not that there is anything wrong with them owning a dealership, you just have to be cautious because often times they will want to joint venture with the park owner in putting new homes in the park. That joint venture may cause you some issues in terms of unrelated income. Check with your CPA before doing any such thing. In general, however, you will probably not find any management companies that are non-profit.
