we have property damage from the roots of a tree that is located in a vacant lot in the field behind our home. Our insurance company does not cover this. What can we do?

Even vacant lots have owners. The damage being done to your property is the responsibility of the owner of the vacant lot. The owner's name can be found via tax assessor or recorder's office records.
