property manager against condo owner

i rented my condo to a section 8 single mother with 3 young children, i evicted them becouse of complaints by the niegbor, now the prop manageris taking me to small claims for fines that the ex tenant had acumilated, all for parking violations

for a total of $1200.oo my question is how much am i liable for?? what defense do i have, i have allready evicted her..

I assume the fines are levied by the condo association. Your

responsibility as the owner is determined by the CC&R's. If they impose

the fines on the owner, even when the unit is rented, you are responsible. You

may be able to sue the tenant, but a suit against a Section 8 tenant rarely

results in collected money.

If the imposition of the fines was proper, it is possible that a lien against your property

could also result. A judgment from small claims court can also be recorded and create a lien.
