PUD Owner Rights
Hello,I own a unit in PUD ,and understand that I am the owner of the land as well.The HOA dor the pat 10 years I live there did not do anythig to improve the landscaping for luck of money managment.Can I do it myself?It seems to me that omeone is not handling the money in a ''kosher'' way,and as a past president I asked to review the books and yet never recieved.I quite since I realize that it's a very tide circule control every thing and we the owner pay alot of HOA fees and no results.
What can I do?

You need to consult with an attorney - the questions you pose are far too fact-specific, and require review of the governing documents of the project to really answer in this forum. I hate giving answers like that here, but in your case, its impossible to say without reviewing the project documents what's going on, and what your rights are. You do have the right to access the project's financial records, and to conduct an investigation into the past financial affairs of the HOA. You may also have some rights with respect to any defalcation on the part of the Board members, but again, this is all fact-specific, and would require a pretty decent review by an attorney. Contact a local real estate attorney with experience in HOA management issues.
